This stunning villa, nestled in the heart of Djenovici and in close proximity to the renowned Porto Novi and One & Only hotel, is a testament to luxury and comfort. The villa’s location is steeped in history, having served as a concrete berth for Austro-Hungarian cruisers during World War I. To further fortify the structure, 23 reinforced piles of 60 cm diameter were drilled and cast to a depth of 8 meters during the foundation construction.

The walls of the house are 42 cm thick, comprising of 20 cm reinforced concrete, 10 cm hollow brick, 10 cm natural stone, and 2 cm of interlayers and plaster. All floors are reinforced concrete, and the multi-layered roof ensures reliable hydro and thermal insulation.

The courtyard boasts a parking area with barriers, a pier, a boat winch, a relaxation area, and a descent to the beach. Entry to the property can be made from the parking side through a gate or from the garage side through a sliding gate.

The house, balconies, veranda, interior and exterior floors, and the boundary fence are all made of natural stone. The villa is equipped with underfloor heating and air conditioning, powered by a Mitsubishi heat pump and solar panels. The heat pump also serves to cool the rooms in warm weather.

The villa is equipped with a backup power supply, a backup water supply, and alarm and video surveillance systems, ensuring a secure and comfortable living experience.
